Property Listing Policy

  1. Accuracy of Listings
    • Owners are required to provide truthful and up-to-date information about their properties, including photos, amenities, and rental terms.
    • Misrepresentation of properties may result in removal from Flexsirent.com.
  2. Property Standards
    • All properties must meet Spain’s legal requirements for rental accommodations, including safety regulations (e.g., fire alarms, electrical standards) and habitability conditions.
  3. Pricing
    • Owners must clearly display the total rental price, including all applicable taxes and fees, as per Spanish consumer protection laws.

Security Deposit Policy

  1. Deposit Amount
    • Property owners may request a security deposit, clearly stated in the listing.
    • The amount cannot exceed the equivalent of two months’ rent, as per Spanish rental laws.
  2. Deposit Return
    • Security deposits must be returned to renters within 30 days of the end of the rental period, minus any deductions for damages or unpaid bills.

Code of Conduct

  1. Respectful Use
    • Renters and owners are expected to interact respectfully and uphold agreements.
    • Discrimination or harassment of any kind will not be tolerated and may result in account suspension.
  2. Property Use
    • Renters must use the property solely for residential purposes unless otherwise agreed in writing.
    • Any illegal activity on the premises is strictly prohibited.

Legal Compliance

  1. Tax Obligations
    • Property owners are responsible for reporting rental income and paying applicable taxes under Spanish tax law.
    • Flexsirent.com does not manage tax filings but provides necessary transaction details for compliance.
  2. Insurance
    • Owners are encouraged to maintain property insurance that covers rental use. Renters are advised to obtain personal liability insurance during their stay.
  3. Dispute Resolution
    • In case of disputes, both parties are encouraged to resolve them amicably. If unresolved, Flexsirent.com may mediate but holds no legal liability.
    • Legal disputes will be governed by the laws of Spain and adjudicated in Spanish courts.
